NOTICE OF PUBLIC HEARING EAST BANGOR BOROUGH – ZONING APPEAL
Notice is hereby given that the Zoning Board of East Bangor Borough, Northampton County, Pennsylvania, will hold a public Zoning Hearing Z2026-01. The hearing will be held on Monday, February 16, 2026, at 7:00 PM at the East Bangor Volunteer Fire Company Social Hall, 30 East Central Avenue, East Bangor, PA 18013.

The Owner, Slate Belt Capital Holdings, 1459 Beechwood Lake Road, Westfield, Pa. 16590, is represented by Andrew Taylor, 913 Central Ave., Easton, Pa., 18042. Present petition is for a Special Exception and Dimensional Variances to construct a second story on the existing one family detached dwelling, subject building 129A W. Central Ave. (Front building closest to W. Central Ave.).
The existing lot is non-conforming, and has a non-conforming use with two (2) single family dwellings on the parcel, which is not Permitted by Right pursuant to §3.7.B or a Special Exception, pursuant to §3.7.C. The subject building is a non-conforming structure. A Special Exception is required for altering, reconstructing, extending or enlarging a non-conforming structure which is used by a non-conforming use, pursuant to §4.6.C.3. General Standards for a Special Exception is pursuant to §3.13.D. The subject building has a non-conforming front yard, required 15’, existing 12.4’, and non-conforming side yards, required 10’ minimum on both sides, existing 4.1’ on the East side, 1.8’ on the west side.
Although the construction for the second floor is above the footprint of the existing building and not increasing the existing nonconforming front or side yard setbacks, the non-conformity is being extended and enlarged with the increased height along the front and sides. The applicant is asking for dimensional variances from the front and side setbacks. Variances are pursuant to §8.4.F.3.
